The redevelopment of 43 Brook Green is a transformative project set to revitalise a rare 1930s commercial building in West London. Led by Bennett Construction in partnership with developer General Projects and investor Neo Capital, the project aims to deliver 120,000 sq ft of Grade A office space designed for the next generation of workplaces.
The ambitious redevelopment involves removing the existing top floor and extending the upper levels to create larger floor plates and stepped, landscaped terraces. With sustainability and wellbeing at its core, the project integrates extensive urban greening and biodiversity enhancements, providing light-filled office spaces with panoramic city views.
As part of the upper-level extension, the project required a series of high-performance rooflights that could deliver both aesthetics and functionality. The specification included a combination of modular and single-panel walk-on rooflights, designed to maximise natural light while maintaining structural integrity for pedestrian access. The rooflights had to meet strict performance criteria, including thermal efficiency, durability, and compliance with safety regulations for walk-on glazing.
Given the complexity of the requirements—including large-scale modular units and bespoke panel layouts—finding a supplier capable of delivering and installing such a variety of rooflights was a challenge. EOS was selected for its expertise in producing high-specification walk-on rooflights, its ability to handle large-scale projects, and its in-house installation service, ensuring a smooth process from manufacture to final placement.
EOS supplied and installed a total of 16 walk-on rooflights, designed to integrate seamlessly with the new landscaped terraces and office spaces below. The installation included:
- One large 11,600mm x 3,600mm modular walk-on rooflight – This expansive rooflight was engineered as a modular system, split into six panels. It provides a striking architectural feature while ensuring maximum daylight penetration into the space below. The modular design allowed for easier transportation and installation while maintaining a seamless appearance.
- Two large 3,790mm x 4,270mm modular rooflights – Each split into four panels, these rooflights were designed to bring natural light into key areas of the building while maintaining structural performance for walk-on access.
- Eleven single-panel walk-on rooflights – These varied in size, with the largest measuring 5,032mm x 1,360mm. Each unit was engineered with toughened and laminated glazing to meet safety and performance standards, ensuring durability in high-traffic areas.
- Two large 7,650mm x 1,360mm modular walk-on rooflights – Designed to provide an uninterrupted light source while supporting pedestrian traffic, these rooflights were manufactured with precision to fit the specific design requirements of the terrace spaces.
Each unit was designed with a combination of high-performance glazing and robust frame structures, ensuring compliance with both aesthetic and functional project needs. The walk-on units allow for smooth integration with the surrounding terrace flooring, providing safe and durable access while delivering exceptional daylight performance.
Given the logistical constraints of the site, EOS worked closely with Bennett Construction to coordinate the delivery and installation. The large rooflights were craned into position, ensuring precise placement without disrupting the wider construction schedule. EOS’s experienced team managed the entire installation process, ensuring each unit was fitted with precision and care.
